Sibsey is located approximately 5 miles to the north of Boston. The land itself is located to the east of the village.
The land extends to 114.24 acres (46.23 Hectares) or thereabouts, as shown edged red on the attached plan, and is offered as a whole. The land consists of 3 blocks of productive grade 2 arable land, split only by the railway line and Mallows Lane. The soil type is listed as Wallasea 2. TERMS OF LETTING
The property is available to let on a Farm Business Tenancy from 1st October 2019 for a term of 5 years, with a rent review every three years, which will then continue from year to year subject to statutory notice provisions. The agreement will be in the form produced by the Lincolnshire Association of Agricultural Valuers, short form for occupation of bare land. A draft form of the agreement is available for inspection at the offices of the letting agents. Briefly the terms under the agreement will include:-
-The rent will be payable in advance in equal instalments twice a year. The first payment will be due on signing the Agreement and thereafter on 1st April and 1st October of each year.
-Prohibition against subletting.
-Tenant(s) to meet all usual outgoings, including a drainage charge payable to Witham Forth District Internal Drainage Board.
-Prohibition against growing genetically modified plants.
BASIC PAYMENT SCHEME
Entitlements shall be transferred to the incoming tenant by the current occupiers. The Tenant is to maintain Entitlements in accordance with the Regulations and any rules imposed by DEFRA and RPA. On quitting the holding the tenant is to take such steps as necessary to transfer these entitlements to the landlord or landlord’s nominee for a nominal consideration. The incomer shall be required to indemnify the outgoing occupiers until 31 December 2019.
The sporting rights in so far as they are owned are reserved by the landlord.
Viewing may be undertaken at any reasonable time during daylight hours by persons in possession of these particulars.
RIGHTS OF WAY & EASEMENTS
The property is let subject to and with the benefit of all rights, including rights of way, whether public or private, light, support, drainage, water and electricity supplies, and other rights and obligations, quasi-easements and restrictive covenants, and all existing wayleaves for masts, pylons, stays, cables, drains, water, gas and other pipes whether referred to in these particulars or not.
